Affordable Housing

Yesterday, February 17th 2021, on the weekly planning list from Nuneaton and Bedworth Borough Council, was an application (no. 037778) for 'Variation of Section 106 legal agreement (signed under permission 034600) to show a reduced amount of affordable housing (from 25% to 20.33%)' for the site of the former Plough Hill Golf Centre, Plough Hill Road, Nuneaton.
The amount of affordable housing to be provided on any site over 15 homes is determined by the Borough Plan and was set according to the officially calculated need (almost certainly an under-estimation).
Looking at the documents submitted with the application, the developers want to reduce the amount of affordable housing, so that they can maintain their profit margins. With the 25% affordable, it would still be profitable for them.
We need affordable homes, more than ever, and these changes should not be allowed. Obviously developers can't run at a loss but the affordable element must not be sacrificed simply to maintain a 20% profit margin. The current forecast for the site is a profit of about £11million; by reducing the number of affordable homes, it would be about £13million.
